– Eighteen Office Buildings

Rockefeller Group Development Corporation has received approvals from the City of Torrance to develop a 23.58-acre site on the south side of Lomita Boulevard, between Crenshaw Boulevard and Hawthorne Boulevard, within one mile of Torrance Memorial Medical Center. Planned development will occur in two phases.

Phase I encompasses 11 two-story buildings on approximately 14 acres on the western portion of the site: three medical office buildings ranging from 16,500 to 26,500 square feet; seven general-purpose professional office buildings ranging from 11,300 to 16,800 square feet; and two flex office/light industrial buildings totaling 44,200 square feet.

Phase II encompasses seven two-story buildings on approximately 9 acres on the eastern portion of the site: three medical office buildings ranging from 16,500 to 23,200 square feet; three general-purpose professional office buildings at approximately 13,400 square feet each; and two flex office/light industrial buildings totaling 38,000 square feet.

The buildings will be complemented by tree-lined interior drives, ample open surface parking, extensive landscaped areas, pedestrian pathways, and user-friendly outdoor space. The project is designed by well-known Torrance architect Dale Malcom of Withee Malcom Architects. Construction is planned through 2012.

The target market is doctors seeking state-of-the-art medical space convenient to South Bay residents and Torrance Memorial Medical Center, and independent professionals residing in Torrance and the surrounding South Bay communities who desire to own, rather than lease, their office space.
